On May 2, 2026, Dr. Bradley Foerster and Dr. Myria Petrou submitted a follow-up Request for Information to Bank of Ann Arbor pursuant to the Real Estate Settlement Procedures Act (RESPA), seeking a detailed accounting of the application of the credit bid made at the August 3, 2017 sheriff’s sale involving 1745 Brian Court, 630 Geddes Ridge Avenue, and 620 Geddes Ridge Avenue in Ann Arbor, Michigan.
This follow-up request builds on a prior submission dated April 19, 2026:

The request is narrowly focused on a single issue: how the credit bid amounts associated with the foreclosure are reflected in the Bank’s loan accounting.
Key Accounting Issue
The Bank acquired the three properties at the August 3, 2017 sheriff’s sale through a total credit bid of approximately $1.4 million.
Subsequent loan ledger entries reflect:
- December 19, 2017 — Principal payment of $78,200, corresponding to the sale of 1745 Brian Court
- February 26, 2018 — Principal reduction of approximately $1,151,261
- March 2018 — Charge-off of approximately $294,675
The request seeks reconciliation of these entries to the original credit bid amounts.
Requested Clarification
The Bank has been asked to identify how the credit bid is applied in the loan accounting, including reconciliation of:
- the credit bid amounts associated with the three properties,
- the December 2017 principal payment,
- the February 2018 principal reduction, and
- the March 2018 charge-off.
This is not a request for new analysis or the creation of new documents, but rather identification of how existing transactions are reflected in the Bank’s records.
Bank Response
In response to the April 19, 2026 request, the Bank stated that the request was “substantially the same” as prior submissions and had already been addressed in earlier correspondence.
No reconciliation of the credit bid to the loan ledger entries was provided in that response.
